PROPERTY TRANSACTIONS / REAL ESTATE ACTIVITIES

Please note that you must inform the KBP office when selling/renting out your property in Kleinbron Park. Please confirm if your Estate/Letting Agent is registered with the KBP office. If not, you must arrange for the registration of your preferred Estate/Letting Agent.

REGISTRATION REQUIREMENT FOR ESTATE AND LETTING AGENTS:

  • To register as an Estate/Letting Agent in KBP, agents are requested to download and complete the REGISTRATION AS AN ESTATE/LETTING AGENT form under the DOCUMENTS tab. Upon completion, the form must be submitted to the KBP office for processing (admin@kleinbron-park.co.za).
  • All Estate/Letting Agents marketing properties in Kleinbron Park must contact the KBP office to obtain the necessary information and requirements related to such marketing. The office can be reached at cell 076 484 3339 or email: admin@kleinbron-park.co.za.
  • The Kleinbron Park office maintains a database of registered Estate/Letting Agents. Prospective buyers/sellers and those interested in renting a home in the Park are welcome to contact the office to obtain the contact information for the registered Estate/Letting Agents.
  • Regarding marketing (of all kinds) in Kleinbron Park, kindly note that:
    No door-to-door marketing (canvassing) or distributing of marketing material in the Park or residents’ post boxes is permitted.
    The Kleinbron Park office can be contacted to enquire about advertising in the quarterly Kleinbron Park Newsletter.

CONSENT/WAIVER APPLICATION FOR SELLING/TRANSFERRING PROPERTY:

  • Membership of the Home Owners Association is compulsory for every registered owner of property in KBP. Membership shall commence simultaneously and automatically with the transfer of any KBP property into the name of the registered owner.
  • A Member can only sell or transfer a property with the conditions of sale/transfer that:

    The buyer/transferee becomes a member of the HOA.
    The selling/transferring member has paid all outstanding levies owed to the HOA.
    The selling/transferring member first obtains the written consent of the HOA, which consent shall be given provided the buyer/transferee agrees in writing to abide by the HOA House Rules.
  • Application documentation to obtain consent or a waiver when transferring a property in Kleinbron Park must be obtained from the KBP managing agents.

BASIC LEVY:

  • Levies are payable monthly in advance
  • The basic monthly levy is calculated annually based on the budget prepared for the ensuing financial year (March to February). It primarily comprises the cost of security (access control), maintenance and upkeep of the public open spaces, and administration services.
  • Levy invoices are prepared and circulated monthly by the KBP managing agent. All levy-related queries are to be directed to the managing agent.
  • As all the houses in KBP, except the sectional title flats, are own-title, costs related to individual homes, such as building and contents insurance, water, electricity, rates, taxes, and maintenance/upkeep of houses, gardens, etc, are for the individual resident’s account.

GARDEN SERVICES LEVEY:

  • In addition to the basic levy, members may also be required to pay a monthly levy for the cost of private garden lawn mowing services twice monthly by the KBP-appointed garden services provider.
  • Members can choose the extent of the lawn mowing services they wish to use. The garden services options are as follows:

    Option 1: Receiving no lawn mowing service from the garden services provider.
    Option 2: Having the lawn in the front yard OR the backyard of the property mowed.
    Option 3: Having the lawn in both the front yard AND the backyard of the property mowed.
  • Should members choose to mow their own lawns, they must ensure that the lawns are always maintained neatly.
  • Regardless of the lawnmowing option a member selects, the resident is responsible for maintaining personal flower and tree beds.

LEVIES APPLICABLE TO SMALLER KLEINBRON PARK COMPLEXES:


BOSCHENVALLE LEVY:

    The Boschenvale complex consists of 24 single residential duplex units. As maintenance, such as the painting of the exterior of the buildings of all units and the boundary wall, must be undertaken at the same time to ensure uniformity, a monthly maintenance levy is payable by Boschenvale owners to fund the maintenance that needs to be undertaken as and when required.

JEWEL PLACE SECTIONAL TITLE SCHEME LEVY:

  • Jewel Place (JP) is a sectional title flat complex. Upon purchase of a flat, the owner becomes a member of the Kleinbron Park HOA and the Jewel Place Body Corporate (BC).
  • A monthly levy is payable by the owners of the Jewel Place flats to their Body Corporate.
  • The JP levy payable by owners includes several expense items related to the management, maintenance, and upkeep of the flat complex. A portion of the flat levy is paid over to the KBP HOA by the JP BC.
  • Building insurance (such as geyser replacements) is included in the levy payable to the JP BC. Flat contents insurance and rates payable to the City of Cape Town are for the flat owner’s account.
